Suppose you have purchased a property, refurbished, and are now looking to refinance. In that case, lenders will often ask for evidence of any works carried out—particularly if these works have increased the property’s value or improved its rental potential. This is a key part of their due diligence process, as it helps them confirm that the value increase is justified.
Typical Evidence You May Need to Provide:
1. Schedule of Works
- A breakdown of what was carried out, including dates and costs.
- Particularly important if the property was significantly refurbished or converted.
- A copy of the schedule of works can be downloaded from our “resources” tab
2. Invoices & Receipts
- Detailed invoices from contractors or suppliers showing the cost of materials and labour.
- Receipts for items purchased directly (e.g. kitchen units, bathroom fittings, flooring).
- These should ideally be itemised, dated and in the applicant’s name.
- Lenders may also want to see the bank statements, which evidence invoices being paid, so it makes sense to make these payments from the property account.
3. Before & After Photographs
- Clear images showing the condition of the property before the works and after completion.
4. Completion Certificates & Compliance Documents
- Building control completion certificates (if structural works were carried out).
- Gas safety certificate, electrical installation certificate, FENSA certificates for windows, etc.
✅ Key Tip: Keep everything well-documented from the start of the project. Even minor updates (such as a new kitchen or bathroom) should have receipts and photographs. A well-presented “pack” of evidence makes the refinancing process smoother and increases confidence with the valuer and lender.
